Unlike traditional Estate Agents, Kingsland holds an option over the Properties they sell. This is normally done either through Kingsland Estate Agency themselves or through other related parties. In essence, Kingsland has negotiated a fixed price with the Seller. Kingsland therefore have a personal and financial interest (as per Estate Agent Act 1975) in the property they market and sell. On completion of a sale the option will be removed. The Sale will take place at the full offer price that the Buyer is purchasing for. The Estate Agents personal interest will be paid from by the Sellers Solicitor from the proceeds of the sale. This process also protects the Buyer from being gazumped by a third party as they Seller is in a Legal Agreement to Sell through the Agent.
